They serve as local reps and work with Grace Miler (our managing agent) to ensure healthy maintenance of the site.
Teddington Grange Management Ltd (TGML) is a company registered in England and Wales and was incorporated in 1969. TGML is a private company within the meaning of the Companies Act 1985 and is registered with Companies House under number 965934.

The sole responsibility of the Company is to manage the grounds and properties that were built by Wates in 1969. Currently, there are eight volunteer Directors who control this Management Company.
These Directors are unpaid and elected by the shareholders each year at the Annual General Meeting (AGM). Please note that since January 2001 the day-to-day running of the estate has been carried out by a managing agent employed by TGML with the Directors maintaining overall executive control of the work carried out.

There are two levels of service charges on the estate: a general charge, which is applicable to all properties on the estate, and an additional charge for the One Bed Flats.
One-bedroom properties pay this additional charge to cover the higher maintenance costs in these blocks. This covers the cleaning, upkeep and maintenance of the common parts of each block. Building insurance of the block is also included
Two-bedroom properties only pay the general charge because the Leaseholders themselves carry the entire responsibility for maintaining and insuring their property.
If service charges are not paid within one month of the required date, a surcharge of £50 is levied. If there is a further month's delay in payment, a surcharge of a further £50 is payable. In rare cases when charges remain outstanding the debt will be placed with a Debt Management Company for recovery.
The policy of the Directors is to pitch the charges at a level which enables the routine costs of annual maintenance and any required capital expenditure to be covered. A budget is sent to all leaseholders for the forthcoming year with the January service charge invoices.
Because the Management Company is non-profit making and elects its Directors on a voluntary basis from amongst the Leaseholders, the service charges are held at the minimum level possible to achieve this policy. This means that, when a major refurbishment becomes necessary, the Management Company may have to levy an additional service charge demand to cover this work.
The TGML Directors arrange regular meetings during the year to discuss work to be undertaken on the estate and other issues that need attention and decision.
An Annual General Meeting (AGM) is held each year. An invitation and agenda for the AGM are distributed to all Leaseholders before the meeting.
What is so special about Teddington Grange Management Ltd?
There are three answers:
If you're a Leaseholder TGML is your company. When you bought your property you bought a share in the company from the previous owner
TGML is a non-profit making. Its Directors do not take any remuneration and ensure that the service charges are used prudently to cover the expenses of maintaining the estate.
TGML sets the service charges. The directors in liaison with the managing agent oversee the gardening, the hard landscaping and the upkeep of the communal areas of the one-bedroom blocks
This means that as a shareholder you have a direct input into the running of the estate. This is why TGML asks for volunteers from time to time and hopes new people will come forward to be elected as Directors at the AGM. We currently have eight but can take up to ten.
