Leaseholders

CONDITIONS OF THE LEASE

ALL LEASEHOLDERS ON THE ESTATE ARE REOUIRED BY LAW TO OBSERVE THE CONDITIONS OF THE LEASE. Failure to do so will mean that the Certificate necessary to allow the property to change hands cannot be issued and it will be impossible to register any change of ownership at the Land Registry.

Leaseholders obligations

  • Pay service charge
  • Maintain their property in good and substantial repair including windows and window frames. [Painting] is required to be completed every 4 years
  • Notify the management company of any change of ownership
  • Not make any structural alterations to the property
  • Not erect any TV aerial or other antennae
  • Not hang out or display washing from any of the flats
  • Not to leave furniture, BBQs etc outside on the grounds
  • Not play radios or other apparatus in the grounds
  • Not play games in the grounds which may cause annoyance to others on the estate
  • Not cause annoyance or disturbance to any other lessee or occupier

Lessees have the right to draw water from the standpipes in the garage forecourts. This water is metered and paid for by TGML and charged to the owners through the service charge.

Please Note: If you install double-glazing without seeking the consent or advice of the Management Company or you let out your garage separately from your flat or maisonette you are in breach of the lease. It is important that the style and look of the windows used on the estate are kept closely consistent with the original fitments and configuration.

Management Obligations

Teddington Grange Management Ltd are obliged under the terms of the lease to:

  • Maintain the gardens and grounds for the benefit of the lessees as a whole
  • Maintain the lighting system to the grounds, garage blocks and staircases of the one bedroom flats
  • Maintain the structure of the one bedroom blocks and keep in good order and substantial repair, together with the decorations of the common parts of both exterior and the interior
